Qualify on the property, not your tax return
DSCR (Debt Service Coverage Ratio) loans size and approve based on the subject property's rent relative to its own debt payment, rather than your personal income or tax returns — a natural fit for investors with complex or write-off-heavy returns.
How DSCR is calculated
Monthly gross rent (actual lease or market rent via appraisal) divided by the monthly PITIA payment (principal, interest, taxes, insurance, association dues). A 1.25 DSCR means the property earns 25% more than its payment.
Where these loans fit in a strategy
DSCR loans are commonly used to refinance out of a fix-and-flip or construction loan once a property is rented, converting short-term, higher-cost debt into 30-year fixed or long-term financing.
- Refinancing a completed flip into a long-term hold
- Financing a portfolio purchase without W-2 income documentation
- Cash-out refinance to fund the next acquisition
What still matters
Credit score, reserves, and the property's condition still drive pricing and leverage even though income documentation is minimal.
